In Westlake, turf cannot satisfy your required landscaping
The precise wording matters here and it is routinely overstated. Westlake Town Code section 98-110(a) reads: no artificial plant materials may be used to satisfy the requirements of this article. Section 98-81(b) sets the scope, applying the article to all new development requiring subdivision of land or a building permit, with a landscape site plan, grading plan and irrigation plan required before any permit issues. What that means in practice is that artificial turf cannot count toward Westlake required landscaping. It does not say turf may not be installed, and areas beyond the required landscape plan, such as rear yards, dog runs, putting greens and play areas, are not addressed by that clause. Anyone describing Westlake as a turf ban has not read section 98-110 carefully. Anyone promising you a front lawn that satisfies the landscape ordinance has read it and ignored it.
Genuine sandy loam, and a base spec to match
Westlake is the cleanest Eastern Cross Timbers profile in our service area. Soil sampling returns Gasil fine sandy loam as the dominant series, with Birome, Ponder and Bastsil alongside it and no Houston Black of consequence. That changes the build. Sandy loam drains far better at the surface than the Blackland clay twenty miles east, and it does not crack open in August, but it migrates if compaction and edge restraint are not handled properly. A base specification copied from a Collin County job is the wrong specification for Westlake, and the failure it produces is different: not pooling, but a base that slowly moves out from under the edges.
What a Westlake install involves
- Required landscape mapped first: section 98-110(a) means turf cannot count toward the article requirements. We identify what the required landscape actually is on your lot and design outside it.
- Cross Timbers base spec: Gasil fine sandy loam behaves nothing like Houston Black. Compaction, edge restraint and migration control are the priorities, not shrink-swell mitigation.
- Estate lots planned properly: Westlake minimums run from half an acre in R-0.5 up to five acres in R-5. The scope conversation is about which areas earn turf, not about covering everything.
- Ordinance 760 palette respected: the town approved landscape guidelines list a living plant palette and do not mention artificial turf. We work with that rather than around it.
- Fort Worth watering rules: Westlake buys wholesale water from Fort Worth and has been under Stage One rules since 2013, year round. The schedule is not going to loosen.
- Written scope before work: cause, design and price in writing before anything starts.
Where we work in Westlake
Vaquero, Glenwyck Farms, Quail Hollow, Terra Bella, Granada, Entrada, Knolls at Solana, Solana Hills, Shelby Estates, Westlake Ranch and Aspen Ranch, Villaggio, Wyck Hill, Paigebrooke, Stagecoach Hills, and the Carpenter Addition and Mahotea Boone lots that date from the late 1970s and are the oldest housing in town. Everything else is new: the median Westlake home was built in 2010 and only about six percent predates 1990. Most of these communities are governed by recorded agreements or town ordinances specific to the development, so the first thing we do is read the instrument that governs your address.
Westlake specifics
Is artificial turf banned in Westlake?
No. Section 98-110(a) provides that no artificial plant materials may be used to satisfy the requirements of the landscaping article, and section 98-81(b) applies that article to new development requiring subdivision or a building permit. Turf cannot count toward required landscaping. Areas beyond the required landscape plan are not addressed by that clause.
Can I do a putting green or a dog run?
Those are the clearest cases, because they sit outside the required landscape rather than substituting for it. See putting greens and pet turf.
Is Westlake soil different from Frisco or Plano?
Yes, materially. Westlake sits in the Eastern Cross Timbers and its dominant series is Gasil fine sandy loam, with no meaningful Houston Black clay. It drains better and cracks less, but it needs different compaction and edge restraint or the base migrates. Anyone quoting you the same build they use in Collin County has not looked at your soil.
What are the watering rules?
Westlake buys wholesale water from Fort Worth and has been under Stage One conservation rules continuously since 2013. They are year round rather than seasonal.
Does my HOA or development agreement matter?
Usually more than the town code does. Most Westlake communities are governed by recorded agreements or development-specific ordinances. We read the instrument for your address before quoting.
We have dogs. Will it smell?
