Twice a year suits most homes without pets and single dog yards with room to spread out. Quarterly suits multi dog homes, small yards, shaded yards that stay damp, and HOA or multifamily amenity turf. Plans cost less over time than waiting, because a yard left two or three years without service needs a Full Restoration at $1.00 per square foot with infill extraction rather than a routine visit.
The cheapest cleaning is the one you never had to rescue
Almost every emergency call we take in July and August is a yard that went two or three years without service. By then the infill is low, the fibers are laid flat, the drainage holes are packed, and the odor is deep enough that it takes a Full Restoration at $1.00 per square foot to fix. A yard on a schedule never gets there. Two Turf Refresh visits a year cost less than one restoration, the lawn looks new the whole time, and the turf lasts closer to its full 15 year life instead of aging out early.
What every plan includes
- Locked square foot pricing: your rate is set when the plan starts and does not move between visits for the term.

Choosing a schedule
Semiannual, twice a year, suits most homes without pets and single dog yards with room to spread out. Visits land in spring before the first run of 100 degree days and in fall once the leaves are down. Quarterly, four times a year, suits multi dog homes, small yards where the dogs have nowhere else to go, shaded yards that stay damp, and any turf under heavy foot traffic. HOA common areas, apartment bark parks and daycare or vet yards run quarterly at minimum and often monthly, on a walk through quote sized to the property. New installs can add first year cleaning to the install invoice, which puts the first two visits on the schedule before the yard ever needs them.
Plans and pricing
How much does a turf maintenance plan cost?
Plans are priced from the same per square foot rates as one off service, $0.50 for Turf Refresh and $0.75 for Pet Reset, with the rate locked for the plan term and the $250 minimum applied per visit. A 600 square foot pet yard on a quarterly Pet Reset plan runs about $450 per visit. Properties over 2,000 square feet are quoted on a walk through.
Is a plan cheaper than calling when it gets bad?
Usually, yes. A neglected yard eventually needs Full Restoration at $1.00 per square foot with infill extraction and replacement, which costs more than the scheduled visits that would have prevented it, and it takes a full day instead of a few hours.
Am I locked into a contract?
No. Plans run visit to visit and you can cancel with 30 days notice. There is no cancellation fee and no balloon charge at the end of a term.
How it works
How do you decide quarterly versus twice a year?
Dogs, yard size, shade and traffic. One dog with room to roam and full sun usually holds on a semiannual schedule. Two or more dogs, a small yard, or a shaded yard that stays damp needs quarterly. We tell you which one your yard needs after we have walked it, not before.
Do I need to be home for a visit?
No, as long as we have gate access and the dogs are inside. We text before we arrive, send photos when we finish, and leave the condition report so you can see what we found.
What if something breaks between visits?
Call us. Minor repairs are included on plan yards during a scheduled visit, and if something needs attention sooner, plan customers get priority on the schedule.

Do you offer plans for HOAs and apartment bark parks?
Yes, and shared amenity turf is where plans pay for themselves fastest. A bark park takes more traffic in a month than a backyard takes in a year, and odor complaints reach the property manager before anyone calls a cleaner. We quote those quarterly or monthly on a walk through.
Can I add a plan to a new install?
Yes. First year cleaning can be bundled onto the install invoice, which schedules the first two visits before the yard needs them and keeps the manufacturer warranty maintenance requirements documented.
